FORECLOSURE NOTICE
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a mortgage from LAURA BEER, AN UNMARRIED WOMAN AS HER SOLE AND SEPARATE PROPERTY to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS MORTGAGEE, AS NOMINEE FOR SOUTHPOINT BANK., on the 6th day of September, 2024, said mortgage recorded in the Office of the Judge of Probate of Marion County, Alabama, on September 19, 2024, in Deed/Mortgage Book 2024, Page 11264, Marion County, Alabama Records, said Mortgage having subsequently been transferred and assigned to PennyMac Loan Services, LLC, by instrument recorded in the aforesaid Probate Office; notice is hereby given that the undersigned PennyMac Loan Services, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash in front of the main entrance of the Courthouse in Hamilton, Marion County, Alabama, on May 9, 2025, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Marion County, Alabama, to-wit:
BEGIN AT THE NORTHWEST CORNER OF THE SW¼ OF NE¼ OF SECTION 29, TOWNSHIP 12 SOUTH, RANGE 13 WEST, MARION COUNTY, ALABAMA; THENCE EAST AND ALONG THE NORTH BOUNDARY LINE OF SAID FORTY, A DISTANCE OF 225 FEET, TO THE WEST RIGHT-OF-WAY LINE OF U.S. HIGHWAYS NO. 43 AND 78; THENCE SOUTHERLY AND ALONG SAID RIGHT-OF-WAY LINE, A DISTANCE OF 155 FEET, TO A CONCRETE MARKER AND THE POINT OF BEGINNING OF THE LAND HEREIN DESCRIBED; THENCE S. 77° 44` W., A DISTANCE OF 153 FEET, TO AN IRON PIN; THENCE SOUTH AND PARALLEL WITH WEST BOUNDARY LINE OF SAID SW¼ OF NE¼, A DISTANCE OF 200 FEET, TO AN IRON PIN; THENCE S. 22° 54` E., A DISTANCE OF 125 FEET, TO THE NORTH SIDE OF A PAVED STREET; THENCE EASTERLY AND ALONG THE NORTH SIDE OF SAID STREET, A DISTANCE OF 575 FEET, TO ITS INTERSECTION WITH THE SOUTHWEST RIGHT-OF-WAY LINE OF U.S. HIGHWAYS 43 AND 78; THENCE NORTHWESTERLY AND ALONG SAID RIGHT-OF-WAY LINE OF SAID U.S. HIGHWAYS 43 AND 78, A DISTANCE OF 525 FEET, TO THE POINT OF BEGINNING. LYING AND BEING SITUATED IN THE SW¼ OF NE¼ OF SECTION 29, TOWNSHIP 12 SOUTH, RANGE 13 WEST.
Said legal description being controlling, however the property is more commonly known as 180 NORTHWOODS RD, GUIN, AL 35563.

This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure. The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
