MORTGAGE FORECLOSURE NOTICE
Default having been made in the terms of that mortgage executed on the 26th day of June, 2018, by JAMIE DANIEL GONZALEZ, to CB&S Bank, Russellville, Alabama, which said mortgage is recorded in the Office of the Judge of Probate of Marion County, Alabama, in OFFR Book: 2018, Page 3038, and default continuing, and by virtue of the power of sale contained in said mortgage, the following described property will be sold to the highest bidder for cash, in front of the Courthouse doors of said County, during the legal hours of sale, on the 30th day of October, 2025.
The property located in Marion County, Alabama, and described in said mortgage is as follows, to-wit:

TRACT II: A tract of land situated in the SW 1/4 of NW 1/4 ,of Section 5, Township 10 South, Range 15 West, Marion County, Alabama, more particularly described as follows, to-wit: Beginning at a point on the West boundary of the NW 1/4 of Section 5, Township 10 South, Range 15 West, said point being the intersection o f a public road with said West boundary; thence South, along the West boundary of said NW 1/4 , a distance of 540 feet to a point on the West boundary of the SW 1/4 of NW 1/4 of said Section 5, the point of beginning of the land described in this tract; thence East to a point on the East right-of-way of the Bexar-Shottsville Road, said point being 810 feet South of the intersection of a public road with said Bexar-Shottsville Road; thence South, along the East right-of-way of said Bexar-Shottsville Road, to the South boundary of said SW 1/4 of NW 1/4 ; thence West, along the South boundary of said SW 1/4 of NW 1/4 , to the corner thereof; thence North, along the West boundary of said SW 1/4 and NW 1/4 , to the point of beginning of the land described in this tract.
This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances and exceptions reflected in the mortgage and those contained in the Office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoinment and will be sold subject to the right of redemption of all parties entitled thereto.
Said sale is made for the purpose of paying the mortgage debt and cost of foreclosure and will be conducted by McDowell & Beason, P.C., Attorneys at Law, P.O. Box 818, Russellville, Alabama.
This sale will be made subject to any existing Junior Federal Tax Liens and unpaid ad valorem taxes, if any.
